Isle of Eight Flags SHRIMP FESTIVAL in Fernandina Beach

The 45th annual Isle of Eight Flags Shrimp Festival (May 2-4, 2008) will attract around 150,000 people to Amelia Island, Florida.  Over the weekend, attend the art show (browse over 300 fine arts and craft booths), get a bite to eat, listen to live entertainment at the riverfront stage, and hit the “Family Fun Zone.” For locals, attending the Shrimp Fest parade on Thursday evening is an annual ritual here in Fernandina Beach. Five generations of citizens gravitate to the heart of Fernandina’s historic district. Further 25% Florida Property Tax Cut on Nov. Ballot

Like mole crickets in a lawn, an appointed state commission has quietly mobilized, hungering to mow down property taxes like blades of grass. Mole crickets are bad for lawns. In contrast, new initiatives by the Taxation and Budget Reform Commission would be good -- for the Florida economy. The initiatives would increase and expand cuts in property taxes. The commission’s most recent recommendations are for an average 25-percent reduction in property taxes per homeowner, as well as a cap on taxes for businesses and second/vacation homes.

Traffic Worsens, Dollars Short to Fix A1A

Traffic is getting worse in Nassau County, Florida but there are few dollars for new or improved roads -- and even fewer solutions.  The dominant topic: the 14-mile stretch of State Highway A1A between Amelia Island and U.S. Interstate 95.  A universal agreement is that the county has waited too long to address the needs for bigger and better roads. In hindsight, the stretch of A1A through Yulee should have been widened before demand hit. 


Fence Sitting Buyers -- "Ignore the Headlines?"

“Too many buyers are focusing on home prices and waiting to jump into the market, afraid that a property bought today will be worth less tomorrow. But rising mortgage rates should also be a concern, and many potential buyers could find themselves out of luck if they wait much longer.  Jim Svinth, chief economist at mortgage firm Lending Tree, tells buyers to “ignore the headlines.” As the economy recovers, finance costs will rise. Waiting for the perfect time to get into the market may cost prospects, especially renters, more in the long run.Read more from the Florida Association of Realtors.


Amelia Island Housing Sales & Median Prices

For the full calendar year 2007, the median sold price of residential dwellings located on Amelia Island was about 5% higher than the median price for calendar year 2006 (single-family homes, condos, duplexes, and townhouses). For the most recent fourth quarter of 2007 ending December 31st, the median sold price of residential dwellings was down (-1.8%) from the year ago period in the fourth quarter of 2006.  While median prices have remained relatively stable to date, there are far fewer sales transactions.  There reportedly is pent up demand from "feeder" markets, however.
