Amelia Island Housing Sales & Median Prices

For the full calendar year 2007, the median sold price of residential dwellings located on Amelia Island was about 5% higher than the median price for calendar year 2006 (single-family homes, condos, duplexes, and townhouses). For the most recent fourth quarter of 2007 ending December 31st, the median sold price of residential dwellings was down (-1.8%) from the year ago period in the fourth quarter of 2006.  While median prices have remained relatively stable to date, there are far fewer sales transactions.  There reportedly is pent up demand from "feeder" markets, however.

Florida’s median sales price for existing single-family homes for year-end 2007 was $233,600; a year ago, it was $247,100 for a 5 percent decrease.   The statewide median sales price for Florida condos at year-end was $205,100, down 3 percent from the 2006 year-end condo median price of $211,500.  READ MORE ABOUT THE FLORIDA HOUSING MARKET...

Well listen up. Here's some good news for local property owners.  The median sales price of dwellings on Amelia Island during the latest 3-month period is up 7.8%. It appears coastal real estate may hold its value better during the housing slump, but only time will tell.

Amelia Island Real Estate: 2Q07 Home Prices Dip 6.5%

Data from the Amelia Island/Nassau County, Florida MLS for the second quarter of 2007 indicates that 72 single-family homes were sold by Realtors® on Amelia Island (MLS areas 1-6), an 11% decline in the number of transactions, at a median price of $406,500, and average days on the market 128. Time on the market is about one month longer this year than the second quarter last year. Home sale prices have declined about 6.5% from the median sales price last year, which was $435,000 during the 2Q06.  The 11% dip in home sales activity on Amelia Island is actually much better than the Florida statewide average (across Florida, existing single-family home sales transactions were down 30% during the 2Q07 when combining all MSAs).
