“Yulee and Amelia Island residents deserve great stores near them,” Sleiman Enterprises partner Toney Sleiman said. “Nassau County is growing rapidly. Opening these stores will create local jobs which will benefit the entire community.”

For Amelia Island newcomers, The Villages of Amelia Island is actually located on the mainland near Amelia Island, in the fast-growing area of Yulee (in the shopping plaza at 463855 E. State Road 200 hosting Publix, Kohl’s, Panera Bread, Ross Dress for Less, TJ Maxx and other shops). It’s near the intersection of the Amelia Concourse and Chester Road on A1A where Nassau County’s biggest concentration of large retailers are located. This includes the adjacent shopping center with Home Depot, Target and the nearby movie theater, Coastal Carmike Cinemas’ 10-screen, that opened last year.

Concentration of New Home Communities

This area is also booming with new construction by home builders in various newer neighborhoods being developed along the Amelia Concourse roadway that runs from State Road 200/A1A to Nassauville Road. The main corridor from I-95 to Amelia Island, State Road 200/A1A (along the mainland to the bridge “gateway” to the island), is itself under construction (in stages). It’s a multi-year road project to increase lanes from four to six to better accommodate the growth of the area and commensurate traffic.

The Villages of Amelia Island stores mark the first location for Tropical Smoothie and Ulta Cosmetics to open in Nassau County. It will be the fifth northeast Florida location for the cosmetics chain, which sells a variety of beauty, skincare brands, men’s and women’s fragrances and hair care products. This Ulta Cosmetics location will include a salon.
