Also, Amelia Island is near two Navy bases — Mayport, FL (off Amelia Island’s southend via Heckscher Drive) and just north of Amelia Island is Kings Bay, Georgia (St. Marys). FEATURED AMELIA ISLAND RENTAL HOME
Take a look at this 3BR/2BA single-family home, a long-term rental property available as of March 2010 with a one-year lease, for $1,100 per month (plus utilities). (A second one-year lease may also be offered to a tenant wishing to arrange a two-year rental agreement.)
Located in the established Plantation Oaks community with beautiful oak trees draped in moss, beach access via Scott Road is less than a mile away. Two shopping plazas are also conveniently located within a half a mile — the Harris Teeter grocery store plaza with Compass Bank and the quaint shopping village, Palmetto Walk is walkable from this home (see their web site), featuring one of the island’s fine dining restaurants, Horizons. For those not familiar with Amelia Island, the Plantation Oaks neighborhood is located toward Amelia Island’s southend, and situated between the Ritz-Carlton and Amelia Island Plantation. (One street in the Plantation Oaks community actually backs up to the Summer Beach resort golf course — Golf Club of Amelia Island.) Amelia Island Plantation’s “Spa & Shops” village, another area of nearby shopping and restaurants, is located about two miles south of Plantation Oaks.
With around 1,600 square feet of living space, this residence has been undergoing some major renovations. Recent upgrades include Brazilian Cherry wood floors in the three bedrooms and in the Florida room that overlooks the backyard and deck. It features a “split floor plan,” with master bedroom suite located on one side of the home, and the other two bedrooms with 2nd bath on opposite side of the home. The spacious Florida room is a cheerful bonus and adds additional living space, (20 x 12 with windows on three sides bringing the outdoors in), whether it’s used as a family room or home office. The home’s living room is separated from the dining room by a central stone fireplace (wood burning) –the focal point of the main living area — and both the LR and DR offer cathedral ceilings. The entire exterior of the home has just been painted in February 2010 (and the interior is painted a neutral antique white). 18-inch ceramic tile was also installed in the living room, dining room, kitchen and hallways. A new stainless steel stove and dishwasher were installed in 2008. One of the two bathrooms has been renovated with travertine tile around the tub/shower, new pedestal sink and commode. A new heating/cooling HVAC system and new roof were also installed within past two years.
The 2-car garage has a brand new garage door and is a bit deeper than than a standard 2-car, offering a large workbench. Unlike some homes around this size built in the 1980s on Amelia Island, there is a separate laundry room INSIDE the home (so no doing laundry in the garage on a humid summer day!)DO YOU LIKE A YARD? LARGE CORNER LOT LOCATION
This home available for lease on Amelia Island, Florida is located on a large corner lot. The front of the home faces a cul-de-sac, and renters can enjoy Florida’s mild climate while sitting on the rear deck overlooking the backyard. For those who like to garden (perhaps grow some vegetables), the property owner will allow tenant to create a garden patch in the fenced backyard.
SCHOOL DISTRICT: NASSAU COUNTY, FLORIDA
The property is located within the Nassau County, Florida school district, Fernandina Beach schools (Southside & Emma Love Hardee Elementary Schools, Fernandina Beach Middle School and Fernandina Beach High School). Located outside the 2-mile zone, children residing at this address should be eligible to ride the school bus. (This is an added convenience for those who commute to employment off the island and have to juggle school logistics with work schedules).
Anyone moving to Florida with kids of school age who will attend public schools, need to be aware of Florida Statute 1006.23 and check with the local school district about their policy for busing students. By Florida statute, public schools are not required to bus students living within 2 miles of their school, unless the criteria for “hazardous walking” is met. So be sure to keep this in mind when evaluating either a purchase of a home in Florida or renting a home in Florida, if you want to be sure your kids can get school bus transportation. Public school transportation for those residents living within a 2-mile school radius is the responsibility of the parent/guardian. With many families relying on two working parents, some kids end up walking or biking to school. (In this day and age, many have valid concerns about this, especially for elementary-aged children.)
