Amelia Island Real Estate: Construction Activity, Investment

It appears the foundation is built and the housing industry framed for growth. Plus, national retailers appear to be banking on growth in the Amelia Island and Yulee area.

AMELIA ISLAND, Fla. — It’s back to work in the construction industry. After the painful real estate collapse during the “Great Recession,” it appears the foundation is built and the housing industry framed for new growth going forward.

Many construction projects are underway around Fernandina Beach. Ride along South Fletcher Avenue (the road that runs parallel to the beach for a long stretch of Amelia Island), to see lots of residential renovations underway.

The revival of the northeast Florida real estate market has been in the news for awhile, but the evidence of a housing comeback is apparent here on Amelia Island and in nearby Yulee. Just look around to see the investment dollars currently flowing into local properties. Real estate industry reports also support the housing market rebound.

Big national retailers are also banking on growth in the Amelia Island/Yulee area. Under construction in the vicinity of the Amelia Concourse is Panera Bread, and Jo-Ann Fabrics just opened. Plus, a new Yulee movie theater with 10 screens by Carmike Cinemas is reportedly to break ground soon at the corner of the Amelia Concourse and A1A. These are the latest national chains to invest in the local area, in addition to Ross Dress For Less, T.J. Maxx, Kohl’s (and a second Publix).

In this area, along the Amelia Concourse, are a few communities offering new construction homes, including Amelia National Golf & Country Club and the Amelia Concourse neighborhood. Also, GreenPointe is embarking on a new phase of development in Amelia Walk, with a model home coming soon.

Another massive project in Nassau County is the newly certified mega-site, Crawford Diamond Industrial Park.

There was a time after the real estate crash, when almost nothing was being built — new construction homes or home renovation projects. Times have indeed changed.
