Amelia National’s New $1 Million Tennis Facility & New Model Home

Amelia National Golf Club, a gated community (with 24/7 security guard) featuring a private Tom Fazio golf course, has a new $1 million state-of-the-art tennis facility with new clubhouse/pro shop, eight Har-Tru clay courts, “PlaySight technology,” stadium seating, tennis clinics and tournaments. The Egret II floor plan (pictured above) is the most popular of all the plans offered by ICI Homes. The company has a large portfolio of communities where they build new homes in Florida (neighborhoods around the state). Driving around the community last week, half a dozen new “sold” ICI homes were in various stages of construction.

New Amelia National Tennis Clubhouse, 8 Tennis Courts

The Amelia National Tennis Club offers eight state-of-the-art illuminated Har-Tru clay courts featuring “PlaySight technology” (with two stadium courts). Joe Mattingly is the director of tennis (play is available from sunrise until 10:00 pm 7 days a week). Amelia National’s courts are professionally serviced and maintained by full time staff. Having toured the community recently, four of the tennis courts were busy with players and construction crews were putting finishing touches on additional courts (to be completed by mid-April 2015). The Amelia National Tennis Club offers memberships at various levels (family, single, junior), and tennis players in northeast Florida and southeast Georgia are encouraged to join. A Look Back at Amelia National’s Untimely Beginning

While about 150 homes are built in this community that began selling home/lot packages a decade ago, it’s platted for 749. When the community started selling in early 2005, sales were brisk. Initial residents moved into new homes starting around mid-2006. But the market environment changed, and Amelia National got hammered in the housing crash. It was the worst of times, in hindsight, for a large new home development to come to the marketplace. The real estate/financial crash and “Great Recession” years saw many spec homes sitting empty. Rebirth of Activity Along Amelia Concourse

Some Amelia National home buyers after the market correction got incredible deals (paying well below replacement cost for new homes). ICI Homes and Amelia National weathered the unprecedented storm better than other builder/developers in the area. The other two new home developments located nearby on the Amelia Concourse roadway filed for bankruptcy (Amelia Walk and the Amelia Concourse). Eventually these two communities were revived by new investors. (D.R. Horton is building new homes at Amelia Concourse and Green Pointe Homes is building at Amelia Walk). There’s been a rebirth of activity along the Amelia Concourse, including a fourth new home community coming to market, Timberlake.

Nearby Shopping & New Move Theater

Nassau County’s largest concentration of shopping (big national retailers — Home Depot, Target, Kohl’s, TJ Max, Ross Dress For Less, Jo-Ann Fabric, Chili’s, Starbucks, Panera Bread, and Petco, plus Publix and Winn Dixie grocery stores), is within 2 miles of the Amelia National neighborhood entrance. Nassau County’s only movie theater, the brand new 10-screen Carmike Coastal Cinema 10, opened in February 2015 at the corner of the Amelia Concourse.

Amelia National is located off A1A along the Amelia Concourse at 95211 Clubhouse Road (the community’s mailing address Fernandina Beach, Florida 32034). Mandatory Lifestyle Membership, Food & Beverage Fees

Residents of Amelia National are required to maintain a Lifestyle Membership at $2,600 (plus tax) per year for use of the community’s amenities (except golf), and spend a minimum of $900 per year (plus tax and gratuity) at the clubhouse restaurant/cocktail bar lounge/poolside service on food and beverages.
